I need local hands-on help

### An agent can host the tours.

Choose local representation when in-person showings or negotiations are the missing piece. Confirm those tasks are included in the quote.

The work, side by side

## What do you hand over?

Both can help find a tenant. In-person coverage and the service agreement make the difference.

Compare your quote

## What does a rental agent cost?

There is no single agent fee. Compare a written quote with Nmbr's $499 per-listing fee, including the work you still need to cover.

A published agent-price example

[Eaton](https://theeatonco.com/rental-listing-service/) advertises tenant placement in Florida and Texas at 50% of the first month's rent. Its $299 MLS-only service leaves inquiries, showings and screening with you.

Payment timing differs within Eaton's page: signed lease in the main offer, first rent received in the footer. Confirm the signed agreement. Services and MLS coverage vary by location. Checked September 14, 2026; not a national average.

### Four questions before you sign

1. #### What is the full fee?

Include photography, screening, advertising and any renewal charges.

2. #### Who hosts the showings?

Get a named contact and their availability, not just scheduling support.

3. #### Where will it be listed?

Confirm portals and local MLS coverage; listing-only is not tenant placement.

4. #### When do I owe payment?

Check the payment trigger, cancellation, exclusivity and overlapping commissions.

Before you choose

## Common questions.

Can Nmbr replace my rental agent?

For listing preparation, renter replies, pre-screening and showing coordination, Nmbr can handle much of the leasing workflow. You still arrange access and formal screening, approve the tenant and sign. Choose a local agent when you need in-person hosting or local representation.

Is Nmbr cheaper than a rental agent?

Nmbr costs $499 one-time per listing. An agent's fee depends on the quote and scope. Compare the complete fee, when it becomes payable and any extra work you must cover; a lower listing fee is not automatically a lower total leasing cost.

Who shows the property if I use Nmbr?

You or someone local provides access. Nmbr coordinates the showing process; it does not supply an on-site agent to host the tour. If you cannot arrange access, find a local service that includes it.

Will Nmbr rent my property faster?

Nmbr handles listing and follow-up work that can slow down leasing. Time to rent depends on price, demand, condition and access; faster leasing than an agent is not guaranteed. The 28-day offer is a conditional refund, not a promised lease date.

Can I use Nmbr if I already have an agent?

Nmbr is non-exclusive, but your agent's agreement may not be. Check exclusivity and commission obligations before adding another service. Agree who publishes the listing, handles inquiries and arranges access.

Is a rental agent the same as a leasing agent?

For landlords, these names often describe tenant-placement help. A broker may provide licensed representation, while a property manager may also handle rent collection and repairs. Compare the written scope, not the job title alone.
